Zoning Meeting

East Falls Community Council’s Zoning Committee meets on Wednesday, November 5th, 7:00pm.
All residents of East Falls are invited to attend. Unless otherwise noted, Zoning Committee meetings are held in Philadelphia University’s Tuttleman Center, Main Lecture Hall. Tuttleman Center is located on the southeastern side of Schoolhouse Lane between Henry Ave. and Vaux St.
Meeting Agenda:
1. Lillybelle Productions is seeking permission to license the kitchen in the church building located at 3580 Indian
Queen Lane with the health department, so that it can be used for catering
2. Gena Blake is seeking to rent 4255 Ridge Avenue where she proposes to operate a tattoo parlor. She is currently a
co-owner of a Body Art Studio in Spring City, PA. The current Zoning overlay prohibits this use so Ms. Blake is
seeking community support before she proceeds to rent and seek a formal variance to the overlay.

Meeting Agenda:
1. Carried over from August 3rd. 3401 Conrad Street, Conrad Catering. Applicant is seeking approval for a restaurant use in the
premises currently zoned C-1 (commercial). Additional discussion requested by the applicant regarding hours of operation
(Breakfast & Lunch approved in August) and ownership transfer (Support for current owners continuing to operate
approved in August).

East Falls Community Council Zoning Committee Meeting June 4, 2008
Committee Members Present: Lloyd Russo, Art McDowell, Adam Carangi, Sharon Jaffee, Bill Epstein, Tom Sauerman, Meg Greenfield, James Deasy, & Gina Snyder.
The meeting was called to order by the chair, Art McDowell, at 7:03.
Sherman Mills (3502 Scotts Lane)
Mark Sherman sought permission to (1) change the number of units from 8 to 12 in building 7, (2) seek a variance for the units that would change the inside mezzanine square footage from a maximum of 30% of the unit to up to 50%, and (3) to add an outdoor patio to two individual units and to add a common deck that will serve three units.
The committee voted to support the three requests.
Westrum Development Corp.
John Dean and Allison Mathern proposed changes regarding as-yet-to-be-built units: to (1) change the footprint of the stacked town houses by increasing the building length by 3’10” and changing the 2-owner units from 4 floor to 3 (with a shared/divided second floor), (2) to change the rear entry garage units from 3 stories to 2 and from a 2-car garage to 1; and (3) to change the front entry garage units from 4 stories to 3.
The committee sought clarification regarding the change in square footage for each of the units (before and after). Additionally, the committee voted to announce to the East Falls community that there would be an option to review the change in plans and to vote on the changes on July 2, 7:00pm at Tuttleman Hall. The chairman was instructed to provide announcements to the community. Old & new square footage were provided by Westrum as noted below.

EAST FALLS COMMUNITY COUNCIL ZONING COMMITTEE May 7th, 2008 Meeting Minutes

The meeting was convened by Chair Arthur McDowell at 7:10 P.M.
The first item on the agenda was a presentation by Drexel University on an adjustment to the previously presented plan for a connecting building on the Queen Lane campus. The change involves adding an additional story to the building which will permit storage of archival materials on the site. The previous plan included the archival staff office and will now include the materials as well. Little or no change in staffing levels are foreseen by this new plan.
Comments on the lack of pedestrian friendly access to the campus in general and particularly access from the Queen Lane station which if enhanced could encourage more use of train access to the campus. Drexel architects were receptive to the comments.
